Bidding Online: This will be a live auction with Internet online bidding available. To register online, click on ''Bid Now'' button.
Bidding online will be on a per acre basis multiplied by total acres per tract.
If you wish to just watch the Auction progress, you DO NOT have to register

Location of farms: Specified in lots 1, 2 and 3 below
Method of sale: All 3 tracts will be sold at the Boyden Demco Center beginning at 10:00 AM November 17, 2023. Tract I will be offered first, and the final per acre bid multiplied by 108.94 acres. Tract II will be offered next with the final per acre bid multiplied by 120 acres. Tract III will be offered last and final per acre bid multiplied by 73.61 acres. Each tract when sold will remain sold, and NO combination of tracts, will be re-offered!
Terms for all Tracts: Non-refundable, 15% down payment day of auction per tract, with balance due on or before January 15, 2024. Possession will be granted at closing January 15,2024, and current leases have been terminated, however tenant will have the right to remove 2023 crop residue. These farms are offered as a cash transaction and NOT subject to any financing contingencies. Seller will continue the abstract to date and provide clear and marketable title. Buyers will be required to execute a written agreement specifying these terms a day of auction. A late charge will be applied if buyer delays closing. The sale is subject to seller's confirmation
